Lancaster Barns offers a variety of flexible delivery options for your Amish outdoor structures. Our team will work with you to determine the best barn or shed delivery based on your order, location, and accessibility to the site where your structure will be placed.

1. Fully Assembled Structures
If your delivery destination is within 300 miles of our Lancaster, PA headquarters, then our fully assembled shed delivery service may be a good option. It ultimately depends on the product you’re ordering, and it’s always a good idea to review all of your delivery options with our team.
Fully assembled outdoor structures are delivered and dropped in place with the use of a truck trailer and shed mover (see details below). All orders are custom assembled in Lancaster.
Lancaster Barns works with third-party delivery partners who are experts in their field and have a long-standing reputation for providing quality work that results in fully satisfied customers.
Open and unobstructed access is needed for fully assembled delivery service, which is usually the most popular and most economical option for customers within our 300-mile delivery radius.
A home delivery truck is the most commonly used mode of transportation for structures that are 6’ to 14’ wide and anywhere from 6’ to 36’ long. These trucks are usually a four-wheel drive pick-up with an 8’ wide extendable flatbed hydraulic trailer hitched to the back. Watch the video below to see this delivery method.
In addition to the truck and trailer, the use of a shed mover may also be used. This smaller motorized tools is excellent for setting structures into tight, limited spaces.
For larger structures and double-wide garages, we use a tractor trailer size delivery truck which has a flatbed that can haul up to a 53’ divided load or up to a 60’ single structure. Once the structure is offloaded, our team uses a forklift-type tool called a “mule tool” to set the structure in place. Watch the video below for a demo:
For customers who are ordering a simple barn or shed, your outdoor structure is ready to use as soon as it’s set on your property! For other orders, such as modular garages or horse barns, a crew will visit your site to join the various sections. After joining, your structure is fully set up and ready to go!
2. On-Site Assembly
If your property offers limited site access, then on-site assembly of your structure (build on site) might be your preferred option. Our skilled crew will come to your property and fully assemble the structure on-site.
Here are a few obstruction examples that could make on-site assembly a more suitable option than fully assembled delivery:
- Trees or tree branches
- Mailboxes, fences, gates, or shrubbery
- Telephone poles or overhead wires
- Septic tanks, drain fields, or gas lines
- Inclines, declines, or grade
- Soil condition
Most pavilions and pergolas are assembled on-site since they have no floor and, therefore, no structural support.
In some cases, the traveling distance from our headquarters may make our on-site assembly option cost-prohibitive. Just speak to one of our experts, and we’ll help you determine the best delivery method for your needs.

3. Kit Form (Self Assembly Required)
Kit form deliveries from Lancaster Barns require expert carpentry experience by the assembler. One exception may be our pavilions and gazebos – these types of structures typically have basic instructions that a ‘weekend construction warrior’ might be able to conquer with the help of a few friends.
Each kit is different since outdoor structures vary by size, style and materials. Our structures exceed size and weight requirements from UPS and FedEx, so our kit forms are delivered on a small home delivery flatbed trailer, a large long-distance tractor trailer, or an enclosed box truck.
Think you want a kit but have no construction experience? Consider hiring a reputable local contractor. Or for most Lancaster County Barns products, you can have the structure built on site by us (see option #2).
Scheduling the Delivery of Your Lancaster Barns Structure
Our team always strives to provide the most efficient delivery schedule possible. The final turnaround time from placing your order to receiving your structure depends on a few key factors:
- Time of Year – spring is typically our busiest season and build times can sometimes extend out several weeks.
- Delivery Restrictions – there may be certain Department of Transportation (DOT) regulations to follow for times of day, construction, and holidays.
- Ground Conditions – at times, it may be too wet or too soft for the delivery vehicle to drive onto ground. Even though it may delay structure delivery, it’s always best to reschedule when ground conditions are favorable.
